Planning Commission

6 present 7 motions

The Halifax Township Planning Commission met on October 3, 2011, with members Fred Ford, Mark Reed, Randy Paul, Bruce Warshawsky, and Tom Wilson present; Steve Sipe and Bob Artman were absent. The brief meeting focused on three land development requests and an update on the township's ongoing subdivision ordinance revision. All motions passed unanimously.

  • Wirrick land development inquiry: Paul Wirrick and his wife asked about regulations for allowing their son to build a house on their lot. The solicitor explained land development plan requirements and noted they would need an access agreement with a neighboring property owner. They were advised to hire an engineer before proceeding; no formal action was taken.
  • Reinfeld mobile home waiver: Harlan Reinfeld sought approval to place a replacement mobile home on his property as a temporary arrangement while his son's family eventually moves into the existing house or builds a new one. The commission recommended approving a waiver from the full land development plan process (3-0), subject to four conditions: the mobile home may not exceed 1,000 sq. ft., a reasonable timeframe for habitation must be set, an SEO inspection is required, and a building permit must be obtained.
  • Povavec land development plan: The commission recommended waiving the Section 404 Preliminary Plan requirement (3-0) and then recommended approval of the development plan (3-0).
  • Strohecker land development plan: Same two-step action — the commission recommended waiving the Section 404 Preliminary Plan requirement (3-0) and recommended approval of the plan (3-0).
  • SALDO update: The solicitor reviewed remaining work on the Subdivision and Land Development Ordinance revision. The commission decided to proceed with the SALDO update but will defer the Flood Plain Ordinance section until the county finalizes updated flood maps, expected around March 2012.
