Planning Commission

The Halifax Township Planning Commission met on May 7, 2012, called to order at 7:00 PM by Chairman Fred Ford. Members Flo Mallonee, Bob Artman, Randy Paul, Tom Wilson, and Bruce Warshawsky were present; Steve Sipe was absent. The meeting addressed a new subdivision submission alongside two ongoing land development and ordinance matters.

• Paulvir Subdivision Plan accepted for review — The commission voted 4-0 to accept the Paulvir Subdivision Plan, prepared by Third Mountain Surveying, for formal review. Members flagged typos in the cover letter: "new" earth disturbance should read "no" earth disturbance, and "now new dwelling lots" should read "no new dwelling lots."
• Scott Corsnitz pole building discussed — Corsnitz is seeking to erect an approximately 50×116 pole building on a flat area requiring no excavation. The solicitor determined a Land Development Plan would not be required, but a Stormwater Management Plan would be. Tom Wilson noted that any earth disturbance over 5,000 square feet would also require an Erosion and Sedimentation Plan. No action was taken.
• SALDO review continues — The commission continued its review of the Subdivision and Land Development Ordinance, working through the definition of Land Development and proposed changes. Mr. Hassinger raised a concern about whether the township has an ordinance to regulate safe school bus access into and out of Strohecker's trailer park. Discussion also touched on a potential Alternate Energy Ordinance and Sign Ordinance. No action was taken.
